Our fees cover all of the work usually required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales. They assume the property to be freehold and free from title defects, that you will not be having a mortgage, and are providing funding from your own sources

Remortgage - our fees start at £470 plus VAT (£94) for a remortgage. The same additional charges will apply as for a purchase (see below).
If you are selling your property there would usually be a charge for official copies of the title to the property from the Land Registry of £7.80. If other documents are required, and these are not available within any pack of deeds you hold they will be charged at £3.90 per document.

If your property is leasehold (excluding apartments) there will be an additional charge of £60.00 in most cases.
If there are defects or anomalies in the title, or if you have the benefit of mortgage funding, this might result in additional charges which will be notified to you should they become relevant
Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. These payments are subject to change if the suppliers change their pricing structure.
This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC's website.
How long will my house purchase take?
How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 6-12 weeks. It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, and the property is already constructed, it could take 6 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 2 and 4 months. In such situations additional charges would apply.
